Terms and Conditions

1.   Your signature on the booking form indicates that you are the lead member of the party and confirms your acceptance of these terms and conditions on behalf of all persons named on the booking form. You also confirm that you are over 21 years old and you have the authority of all persons named on the booking form to make the booking subject to these terms and conditions.

2.    A non-refundable deposit of £100/$150 per week/part week or £150/$200 for between 1 and 2 weeks booked i.e. 10 days is required to confirm your booking. We do not guarantee to hold any dates until the completed booking form is received accompanied by the deposit. Once the deposit has cleared, you will be sent written confirmation.

3.   Balance of payment must be received at least 8 weeks prior to date of arrival at the villa. Full payment must accompany the booking form for bookings made less than 8 weeks prior to date of arrival at the villa. We reserve the right to cancel the booking if payment is not received by the due date.

4.   A £200/$300 security bond is required with the final payment as a guarantee against any loss or damage to the property or it’s inventory. The security bond is refundable within 1 month of the end of your stay, subject to a satisfactory report from the Property Management Company and the safe return of the keys. In the event of loss or damage to the property caused by the party to this agreement, we will look to those persons for full reimbursement of costs over and above the security deposit.

5.    If pool heating is required, this must be requested at time of booking and paid for with final balance. We cannot guarantee the temperature of the pool as this will vary according to different factors such as prevailing weather conditions.

6.    Cancellation: Should you find it necessary to cancel your reservation, the following charges apply:

7.    We will not be liable for loss or delay due to strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, natural disasters, fire, flood, technical problems with transport, aircraft grounding, closure of airports, adverse weather conditions and any free services that are to be provided or any other events beyond our control.

8.   The wireless Internet service is a free service provided. If used it is the responsibility of the guests to ensure that no illegal or misuse of the service takes place!  such as file sharing of copyrighted content up or downloaded! Including the visiting of illicit websites. Pleases note however, as provision this service is free, whilst I will do my best, I'm unable to guarantee uninterrupted Internet access. If this service is used it is for the guest's at the villa only! The encrypted access key must not be given to any third party.

9.    CCTV is in use on the outside of the villa, this is for the protection of the villa and its guest's and monitored by the owner.

10.  The Security Alarm is a monitored system, Reasonable care must be taken as not to cause false alarms by the guest's when in use. When guests are leaving the property unoccupied for any reason all windows must be closed, all external doors locked including the garage door and the security system must be armed. If this is not done then guests are responsible for there own possessions as well as the villa owners possessions in the home. This is for insurance purposes.

11.  The villa contains an owners closet. This closet is solely for the owners use and is permanently locked. Any attempt to gain access to the interior of the closet will be viewed as a breach of the terms and conditions and may result in the loss of the security deposit.

12.   The villa will be available from 4pm on date of arrival and must be vacated by 11am on date of departure.

13.    In the interest of safety, children should be supervised at all times in and around the pool and hot tub. Use of the pool and hot tub is at your own risk.

14.   We do not accept liability for injury, loss or damage, howsoever caused, as a result of the use of the property, pool and hot tub.

15.   All guests are required to have adequate holiday insurance in force for the period of their stay.

16.  Should an event arise such as the air conditioning not working or any other service that is to be provided, it should be reported to the management company.

17.   Only persons named on the booking form may use the villa.

18.   No Pets allowed. In the event that the Guest brings a pet to the Property, the Company may elect to evict the Guest from the Property with loss of all rental money paid and security deposit.

19.   No smoking allowed in the villa. A charge may be levied to the security deposit if evidence of smoking is found.

20.  You agree to take good care of the property and to permit our agents reasonable access to the property. This includes workers such as pool maintenance, gardeners etc. If in any doubt please call the management company to check the identity and authorization of any agent.
